The Lagos State Government has released a list of 176 estates operating without approval and given their developers a 21-day ultimatum to regularise their documentation or face sanctions.
Most of the estates are located within the rapidly developing corridors of Eti-Osa, Ajah, Ibeju-Lekki, and Epe.
In a statement released on Monday, August 4, the Director of Public Affairs at the Office of Physical Planning, Mukaila Sanusi, said the listed estates were declared illegal due to their failure to obtain mandatory layout approvals from the Ministry of Physical Planning and Urban Development.
According to the Permanent Secretary of the Office, Engr. Oluwole Sotire, the unapproved developments undermine sustainable planning efforts and conflict with the government’s T.H.E.M.E.S+ Agenda aimed at building a smart and orderly city.
Some of the identified estates include:
- Adron Homes, Elerangbe
- Aina Gold Estate, Okun-Folu
- Diamond Estate, Eputu
- Prime Water View Garden, Ikate Elegushi
- Royal View Estate, Ikota
Engr. Sotire directed the owners of the affected estates to submit relevant documentation to the Ministry at the Secretariat in Alausa, Ikeja, within 21 days to initiate the layout approval process.
He clarified that the exercise is part of the Ministry’s routine regulatory responsibilities to ensure all public and private developments conform to the state’s urban planning standards.
The Permanent Secretary further urged all real estate developers and practitioners to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which is tasked with regulating, coordinating, and monitoring activities within the real estate sector.
